    The MLS is a private database used by agents, buyers and sellers. MLS Stands for Multiple Listing Service and is paid for by licensed agents. The MLS is the virtual marketplace where users can see available listings, pricing, and all the relevant information a buyer or seller would need to make an informed decision.   • 7. How do I determine how much home I can afford?

    Most lenders agree that typically ¼ of your income is the best ratio to go by when it comes to determining what your Loan Limits are. Lenders typically have a range of 25-32% Income to Debt Ratio they use when determining loan approval. Getting Pre-Approved by a lender is the very best way to find out what you can afford and what homes and areas would make a great place to begin your search.     Price and Condition are where deals come together or fall apart. The work you put in, and the memories you had in your home, do not necessarily affect the value of the home. Often times sellers make the mistake of leaving the house to look “Lived In”. The error is that a potential buyer cannot picture themselves in the home. Empty or clean staged homes sell significantly faster and at a higher price. The value of a home is what a buyer is “ Willing to Pay” for it. So clean and accurate pricing will be huge factors in a quick sale at top dollar.

    Closing costs in most cases are made up of the following items:

  • 10. How do I prepare my home to show when I am ready to sell?

    A good rule of thumb is to pretend a member of the royal family is coming to visit. Curb Appeal is critical. Sweep the driveway, make sure the door bells work. Mow the lawn, make sure faucets and appliances work. Make sure any pets are unseen and remove any possible odor sources. Open curtain and let in natural light. In Miami the weather is often hot, make sure the inside temperature is cool and comfortable. When a potential buyer walks in the door, we must allow them to picture themselves living there and anything that blocks that mental picture is an obstacle to the eventual sale.

    Before you begin searching for a real estate professional, you should speak to a bank or a lender. Being a Pre-Approved Buyer means you remove all the obstacles of the search and makes the showing process so much easier. A pre-approved buyer is a qualified buyer and gives you solid numbers on where to begin your search in terms of how much home you can afford and what areas are the best match for your price range. Another reason you should speak to a bank or lender is that if you are a First Time Home Buyer there are many programs available to you.

    Many books recommend hiring an appraiser. While that is an option appraisers tend to be better at justifying prices rather than determining values based on recent sales.   • 14. To begin searching for a home, what should my credit score be?

    There are many programs available for repairing credit, and I would begin doing that prior to searching for a home. Higher credit scores mean more favorable loans and less fees. Typically a 580 -620 credit score would make you a good candidate to buy a home. Services such as Credit Karma offer you a free score evaluation.

  • 15. How much is a downpayment for a home?

    The most common answer is 3%. There are many new programs available for first time home buyers, veterans and community workers such as Police Officers, Teachers and Healthcare Workers. The rule of thumb is to expect a 3% downpayment for a loan unless you are paying with cash.
